Salesperson Exam

• All applicants must be at least 18 years of age and:
• Must be a resident of Texas
• Must have a reputation for honesty, trustworthiness, and integrity; this can be determined by submitting the Moral Character Determination form
• Must complete 180 hours of pre-license education
• Submit the application either online or on paper
• Must undergo a background check ($27 for background check and $37 for fingerprinting); this is done through IdentoGo
• Must be sponsored by an active Texas licensed broker 
• Must successfully pass the real estate exam 
• Must pay the exam fee ($43) and license fee ($150)

Broker Exam

• All applicants must be at least 18 years of age and:
• Must be a Texas resident unless the applicant is licensed as a broker in another state or were licensed as a broker or sales agent in Texas within the last 2 years 
• Must have a reputation for honesty, trustworthiness, and integrity; this can be determined by submitting the Moral Character Determination form
• Must complete 270 hours of pre-license education 
• Must have 4 years of experience as an active licensed real estate sales agent or broker within the last 5 years; can be documented on the Qualifying Broker Experience Report 
• Submit the application either online or on paper
• Must undergo a background check ($27 for background check and $37 for fingerprinting); this is done through IdentoGo
• Must successfully pass the real estate exam
• Must pay the exam fee ($39) and license fee ($150)

Salesperson Examination: The exam consists of a national portion and a state portion. The national portion has 80 questions and candidates have 150 minutes to complete it. The state portion has 30 questions and candidates have 90 minutes to complete that portion.

Broker Examination: The exam consists of a national portion and a state portion. The national portion has 80 questions and candidates have 150 minutes to complete it. The state portion has 50 questions and candidates have 90 minutes to complete that portion.

The exam is in multiple-choice format and is given by computer. It may be taken at the following locations: Abilene, Austin, Bellaire, Bryan, Corpus Christi, Dallas, El Paso, Harlingen, Houston, Hurst, Lubbock, McAllen, Midland, San Antonio, Sugar Land, Tyler, and Waco.

The national portion covers the following topics:

• Real property characteristics, legal descriptions, and property use
• Forms of ownership, transfer, and recording of title
• Property value and appraisal 
• Real estate contracts and agency
• Real estate practice 
• Property disclosures and environmental issues
• Financing and settlement
• Real estate math calculations 

The state portion of the exam covers the following topics:

• Commission duties and powers (Salesperson 2 items; Broker 3 items)
• Licensing (Salesperson 2 items; Broker 4 items)
• Standards and conduct (Salesperson 7 items; Broker 9 items)
• Agency/brokerage (Salesperson 8 items; Broker 10 items)
• Contracts (Salesperson 7 items; Broker 8 items)
• Special topics (Salesperson 4 items; Broker 6 items)

Salesperson Examination: To pass the national portion, a candidate must answer 56 questions (70 percent) correctly, and to pass the state portion, a candidate must answer 21 (70 percent) questions correctly.

Broker Examination: To pass the national portion, a candidate must answer 60 (75 percent) questions correctly, and to pass the state portion, a candidate must answer 38 (70 percent) questions correctly.

All applicants are required to bring 2 forms of identification to the exam site. The primary form of identification must be government-issued and contain a photograph and a signature. The secondary form of identification must contain a valid signature. 

The primary form of identification may be any of the following:

• Government-issued driver’s license 
• US Department of State Driver’s License 
• US Learner’s Permit (plastic card only with photo and signature) 
• National/State/Country Identification card
• Passport
• Passport card
• Military ID
• Military ID for spouses and dependents 
• Alien Registration card

Secondary identification may be any of the following:

• US Social Security card
• Debit or credit card
• Any form of identification on the primary list
